I have recently learned that in order to be rich I must avoid liabilities and invest in assets, but I cant think of much investments that's not out of my league. The most realistic asset I can think of is a vending machine. AFirst, pay off all your debt. Credit card issuers are userers and skate on the edge of legal at your age, and the avoidance of interest is a guaranteed tax and interest free vehicle. Paying your car off is a good idea, too. After you get paid off, find a nice mutual fund and don't get sucked into a life insurance deal. Vanguard sells an S&P 500 no load mutual fund with as low transaction fees as there are anywhere. Don't get into individual stocks just yet - they are priced to sell to people who already have portfolios in place and have hedged their risks. I would recommend you rent until the market figures out what it will do with about 4 million or so foreclosures

But, maybe there are some long term holds (companies, industries, businesses, etc)that run opposite to most asset classes during recesions; it could be any asset class.Thanks liorio, i was trying to seperate the ideas of falling dollar, and think more about historical patterns with recesions. All your ideas sound familiar. Later I will combine this train of thought with falling dollar scenarios. Their conflicting in some ways (inflation/deflation). AIn stocks, look at consumer staples such as companies that manufacture or sell grocery items etc. Regardless of how the economy performs, you still have to buy food, toothpaste, etc.Bonds can also be a good class to look at because when the economy is expected to go into a recession, interest rates typically decline and when that happens, the value of bonds increases. Also, you make want to look at real estate, specifically investor properties. This may be a great buying opportunity with the slowing housing market and the demand for renting may be increasing versus buying a home.

Why isn't the Aussie or New Zealand Dollar, whose economies are driven by commodities, considered a safety asset? ALarger wealthy economy and the US isn't going away any time soon. Australia and New Zealand may be wealthy countries but have only a small fraction of the US population and hence the economies are much smaller. The risk avoidance comes from the size of the economy not by what it's driven by. It's inertia, it's diversification, it' shear mass. It's like if all you had in the world was $100, losing $10 would be a big deal but if you had $1 million, then losing $10 isn't a big deal at all. If a car hits a train, it's a bigger problem for the car than it is for the train.

ABuy a book on Trusts - great way to avoid tax etc but if the trust is not set up or run properly you will end up owing that tax and may be penalised more. It’s definitely realistic; a lot of higher income users use trusts as a legit way to reduce taxes because any income the ‘trust’ makes (i.e. any rental on the house) is taxed at the beneficiary’s tax rate when it is payed out to them, rather than at the higher income earners rate but for the trust to work you have to think of it as being like a separate company. First, it has to be set up for a proper purpose (FYI: avoiding tax and probate is not a proper purpose), it has to be properly managed and administered (i.e. financial statements drawn up), and if it is your house that you are putting in trust, you can’t be the only beneficiary of the property otherwise the trust will be seen as a sham. Also because you sell or gift your house to the company it means you no longer have legal title to it (the trustees do), however as Kiki mentioned you can set it up so you can still benefit from the property i.e. you can have full use of it until you die then it will go to a nominated person, or any other condition you want to impose on it.I don’t know the specifics if you live in USA, but in New Zealand/Australia where I am trusts that involve land need to be in writing so you will need your lawyer to draw up the deed for you and as far as taxes go – in NZ you can make tax free gifts of I think its up to $12,000 per year which means over say 15 or 20 years (depending on the value of the house) you can gift the house to the trust tax free.
