AYou will be on call all the time. You will have to deal with complaints and send the maintenance men to deal with issues. If there is a police disturbance, you will have to be there. AIf you are the landlord you could jack her rent to the legal limit, which in my state is $100 at a time. If you are not, talk to the landlord and let him know that her remaining there is causing other tenants to be unhappy and risking his loss of GOOD tenants because of the bad one. You could also talk to the other tenants about putting in complaints about her to the landlord if that is an option. You could also have a talk with her about her actions and attitude, letting her know that if she's unhappy she could find a place more suitable to her needs.Usually raising the rent as high as is legal will "encourage" the tenant to move out. If she's on a signed yearly lease, that would have to happen when it's time to renew the lease, in which case you're stuck. I had a neighbor exactly like that at one point. My other neighbors and I made her life so miserable that she finally left on her own. Maybe you could "encourage" your other tenants to do the same, but within the law. Obviously you don't want the other tenants to do anything that would jeopardize their tenancy.
