I also find the vet's office to be a mentally stressful place for pets, and one that I would not want to take my dogs to for training. Personally, I probably wouldn't use a trainer located in a vet's office for that reason- I want training to be fun, low-stress, and being surrounded by sick and stressed animals does not accomplish that. My vet maintains lists of local trainers and the behavioral problems they are prepared to address and hands it out to their clients, I think that's effective and really the way to go.

They probably won't require an inspection and they will cover personal property in the amount you want to buy. Also if any appliance is attached to the structure it is not considered personal property but a part of the premises. A furnace or any built-in appliance is not personal property. Mercury Insurance is another possibility, but often they do require an inspection, but often it takes them several months to get out and do the inspection.Since you are the new legal owner you have the right to evict the current tenant.....the old owner doesn't have any legal standing except for the right of redemption.

AIn addition to the information already given to you, I would also suggest that if this is a franchised hotel that you contact the franchise. They may not be willing to disclose the owner's name and contact information, but they could certainly contact him/her/them with your issues and even pass along your contact information to the owner so that the owner could contact you if they want to do so. Even if there are multiple partners who own it, every franchised hotel must have one person who is designated as the principal contact for the owner and that cannot be the general manager unless that person is also an owner. Most managers won't give out owner information even if there is nothing they are trying to hide. Many owners do not want to be contacted by guests, sales people, or employees and they hire managers or management companies to do this for them. As a manager, I have often been instructed by an owner not to disclose their name and contact information under any circumstances to anyone and I have always honored that request. However, I have also told my employees and my guests that if they have an issue with me that that they feel should go to the owner that all they need to do is address a letter to "Owner" at our property's address and I will see to it that the owner gets it. I've been in this business for many years so, yes, I have had a few employees or guests that thought I was being unfair or unreasonable about something and wrote that letter - and, yes, I have passed the letter along - and, no, I never opened it and read it first. If the manager is doing something unethical or illegal without the owner's knowledge, obviously they wouldn't pass along such a letter. However, in some cases, the owner is aware of it and maybe a party to it. I've even known some owners who are their own managers but never let people know they are also the owners. That's another reason I suggest contacting the franchise - if it is a franchised chain - and also because an owner can't just ignore a request from the franchise to take action. Doing so leads to huge fines and can even cause them to lose their franchise status which can easily cost them between $50,000 and $500,000. Believe me, owners who might ignore things that come from guests or employees or concerned citizens will not ignore things that come from their franchise.Hope this helps.
